Other factors to consider include your personal style, property taxes, renting, and selling.
Personal Style
Remember that there is a big difference between increasing property value and adding your personal style to a property. You may love pink walls and spiral lighting, but will a potential buyer feel the same way? Most buyers want neutral colors and nothing too fancy. They don't want to see stains, gauges, or imperfections of any kind.
Property Taxes
The property taxes that you will pay are based on an assessment of the outside of the home. So, for tax purposes, it is better to have a terrible looking house from the outside that sparkles once you walk in the door. The following is a check list of items that you should consider before actively selling your home.
Interior Space - makes sure the master bedroom, bathroom, and kitchen are sparkling.
Paint- Even if your home is as old as dirt, new paint makes the home feel new.
Carpet or tile - New carpet and tile makes the home look new and helps the buyer feel like the property is brand new.
Windows- No cracked or stained windows allowed!

Kitchen - Replace any broken fixtures. If there is little storage space, consider adding more.

Fence - a lot of people have dogs that they need a fence for. They also help keep kids in the yard.
Landscaping - Adds a nice touch.
Gutters - Clogged gutters are a turnoff.
Porch - Let's people imagine relaxing outside and drinking lemonade.
Storage shed- allows for additional storage and should be painted the same color of the house.
A concrete driveway - A new driveway is easier to shovel and adds curb appeal.
Covered parking area -No one wants their car to be covered with three feet of snow.
Good lighting - adds a sense of security.
Basement- Finishing the basement will certainly raise the price of the home.
Central air- Central air is better than window air.
